Coach House is situated off Clappentail Lane, near Portland Lodge and within roughly half a mile of Lyme Regis town centre. The property can be accessed via the parking area for Portland Lodge, leading to a cobbled path to the front, or the tarmac driveway to the side and rear of the property, providing parking for one vehicle. From the parking area, there are steps which lead to the front entrance of the property.
The rear garden is lawned, with a variety of shrub and flower beds to the bottom end of the garden with high hedging and low stone walling bordering the rear elevation of the cottage.
